Delafield Estates is a planned residential development originally laid out in 1983, with a design for townhouses, semi-attached, and freestanding homes set on a rustic rolling estate overlooking the Hudson River in the Riverdale section of the Bronx. Of the thirty-three planned homes, only eleven were built. Over twenty years of conflict and bankruptcy ensued. Since 2013, Building Studio Architects has been working with a new developer, The Eretz Group, to complete the development.
The developer is committed to building all freestanding homes, similar to the surrounding neighborhood instead of the planned semi-attached housing. The first three houses are now under construction. Contemporary in style, the four-bedroom homes have modern, open plan living floors.
The houses are set sensitively into the landscape, in accord with the requirements of the City’s Special Natural Area District. The new homes will fit into the existing environment, are built with similar materials to the existing houses, with ample plantings and landscaping. The houses will all surround a new central green with children’s play areas. The shared green space will extend to a scenic pond at the entry.
An additional aspect of the project, to be started after the first three houses are complete, is a new outdoor pool and the renovation of an existing gate house into a community room for use by all of the development’s residents.
