Capital Improvements: Amenity Upgrades and Owner Services
At Building Studio, we’re proud to work with a number of New York’s largest property owners such as Tishman Speyer, RXR and Beam Living [a Blackstone Company] on capital improvement projects for both commercial and residential buildings. Our work contributes to the vital maintenance, infrastructure and enhancement of workplaces and living conditions for tens of thousands of New Yorkers.
We’re thrilled to announce another new specialization page on our website dedicated to highlighting the extensive landlord services we offer. In the corporate environment, these services are referred to as Capital Expenditure, or CapEx: we perform architectural services designed to increase the value of the landlord’s properties.
Spotlight Project: Kips Bay Court: Our most recent standout project is Kips Bay Court, an expansive eight-tower complex with over 800 residential units, commercial spaces, and amenities. Our comprehensive work here includes:
Three new landscaped entry plazas with marquee canopies
Full lobby renovations with technology focused package rooms
New amenity spaces including lounges, study spaces and game rooms
Expanded fitness center and laundry rooms
Improvements and new finishes to the ground floor public spaces of all buildings including private community gardens and outside spaces
Conversion of first-floor offices into new apartments
Repositioning retail spaces for new big-box tenants
The project is ongoing and expected to be completed before Spring 2025. We are excited to share renderings and photos of the newly completed lounge and simulator room.
